While recent restraints have affected everyone, it would seem that there is an unexpected Lockdown Bonus for the property sales industry, according to this report from our friends at Think Spain.
Because people have been obliged to spend more time at home than ever before, and with the possibility of a second spike in new cases of Covid-19 at some point, those with money available to spend are on the lookout for larger properties, preferably with a private swimming pool. Those living in apartments are looking to upgrade to houses with more outdoor space, so the real estate market in general is more buoyant than even the most optimistic of agents could have expected.
The real boom is in villa sales, especially at the lower end of the housing market. Anything around the €200,000 mark is being snapped up, as homeowners in Spain decide they want more living space, especially outdoor living space. It’s not all about preparing for another lockdown though. There are a number of reasons why so many people are on the move right now.
More personal space:
Leaving aside the prospect of another lockdown, because people have been spending more time at home, it’s highlighted space shortages. Here in Spain, we’re lucky enough to be able to spend a lot of time outdoors. However, there has been, until now, no reason for everyone in the household to be indoors at the same time. Now, with parents working from home, and schools closed, if you’re living in a small place, you may be noticing, for the first time, just how small that space is.
Our ‘New Normality:’
Some safety measures put in place to prevent the spread of infection may continue, with companies finding working from home works better, or switching around their working hours and practices. There’s also been an increase in self-employed craft and artisan work, as people look to pass the time and bring in some much-needed cash. That’s not going to just disappear overnight, so people will want more space to work from home.
Long term safety:
In a self-contained residential space, such as a villa, detached or semi-detached home or finca, you can be more secure from infection than in an apartment block. And with public pools and gyms being closed or working on reduced capacity, if you have a private pool, or space for a small home gym, you can still exercise in safety and comfort.
Seizing the day:
One thing the Covid Crisis has taught us all is that life is transient, so make the most of it. People who have been putting off relocation until a ‘better time’ are beginning to believe that now is that better time, because none of us can guarantee we’ll be here to do it tomorrow.
